What is a Gas Safety Certificate?

Gas Safety Certificate (officially titled a Landlord Gas Safety Record or LGSR) is a legal document confirming that gas appliances, pipework, and flues in a property have been inspected by a Gas Safe registered engineer.

It confirms that the installationhas been found safe to use.

Who Needs a Gas Certificate?

Landlords (Legal Requirement)

If you are a landlord and rent out a property to a tenant, it is a legal requirement to have a valid Landlord Gas Safety Certificate. This needs to be renewed every 12 months and you must also:

  • Provide existing tenants with a copy of the certificate within 28 days of receiving it
  • Provide new tenants a copy of the certificate before they move in
  • Keep all records for at least 2 years

Homeowners (Not legally required but advised)

Although it is not a legal requirement to have a Landlord Gas Safety Certificate, it is strongly recommended for all of these situations:

  • Insurance compliance

What Does the Inspection Include?

  • It can speed up conveyancing
  • It reassures surveyors and insurers

Here are some common misunderstandings when it comes to gas certificates

"A boiler service includes a gas certificate." - Not always—must be explicitly requested.

"New boilers don’t need annual checks." - They do if the property is rented.

"Any engineer can issue a certificate." - Only **Gas Safe registered** engineers.
